The study summarizes the arguments of critics of the current commercial urban development on the example of the Rohan Island in Prague. In addition to identifying the underlying problems that lead to urban tissue breakdown and the creation of a sterile, inhospitable environment, worsening housing affordability, escalating gentrification and unpreparedness for the effects of climate change, gives also examples of alternative approaches that benefit all city dwellers.
